Third Division Lane

A road that no longer exists, in a town that's been continuously inhabited since 1635.

Our name comes from Third Division Lane in Hingham, Massachusetts. The lane marked the third phase of colonial land allocation — a system where New England towns distributed land to settlers in sequential rounds as populations grew. The lane itself has been absorbed into nearly four centuries of development. The work it enabled endures.

Hingham, Massachusetts

English colonists arrived at what they called "Bare Cove" in 1633. In 1635, Reverend Peter Hobart and his followers from Hingham, Norfolk, England incorporated it as the 12th town in the Massachusetts Bay Colony and gave it the name they brought from home.

The town's original streets were laid out in September 1635 on ancient Native footpaths. North Street — then called "Town street" — and Broad Cove Street still carry traffic today, nearly 400 years later. This is not a place that builds for the quarter.

The Colonial Land Division System

When Puritan settlers founded a new town, they faced a resource allocation problem with no obvious solution. Dozens of families — diverse in wealth, status, and cattle ownership — needed land for homes, tillage, pasture, and hay meadows. No one knew how many more families would arrive next year.

The solution was to not solve the whole problem at once. Towns divided land in sequential rounds:

  • First Division — Garden plots and initial house lots, allocated based on family size, status, and cattle ownership. Much of the land was held as commons for future use.
  • Second Division — As families grew and newcomers arrived, additional land was allocated from the commons. Each allocation was recorded and agreed upon by communal consensus.
  • Third Division — The next round of allocation, marking further expansion. Roads and lanes took the names of their division round — Third Division Lane being one such marker.

Each division was a decision about the present that preserved options for the future. Not everything at once. Not a grand unified plan. Iterative allocation, recorded and agreed, building on what came before.

What They Built

Old Ship Church (1681)

The oldest church in continuous use in North America. Its hammerbeam roof — a Gothic open timber construction resembling the ribs of a wooden sailing ship — gave the church its name. Some furnishings date to before 1600, brought from Hingham, England. Samuel Lincoln, ancestor of Abraham Lincoln, helped build it after arriving from England in 1637.

The Abraham Lincoln Connection

Samuel Lincoln arrived in Hingham in 1637 and purchased land in 1649. Seven generations later: Samuel (1622–1690) to Mordecai to Mordecai to John to Abraham to Thomas to Abraham Lincoln, the 16th President of the United States. The land allocation system that gave Third Division Lane its name also gave a family its footing in the New World.

The Shipyard (1941–1945)

Two hundred sixty years after the Old Ship Church went up, Hingham's Bethlehem Shipyard built 227 warships in three and a half years. At its peak, 23,000 workers produced 100 Destroyer Escorts that guarded Atlantic convoys and 127 Landing Ship Tanks for the D-Day invasions — surpassing the Navy's expectations for production. The same town that built a roof lasting 345 years also built a fleet at industrial scale under wartime pressure.

Why the Name

The lane itself is gone, absorbed into four centuries of development. The work it enabled endures. We like that.

Third Division Lane no longer appears on maps of Hingham. It has been absorbed, renamed, or erased by nearly four centuries of development. But the land it allocated is still there. The families who received their portions built homes, raised crops, established businesses. Some of their descendants still live in Hingham today.

The lane was infrastructure — a name for a phase of work that needed doing. Once the work was done, the lane could disappear. That's what good infrastructure does: it enables work, then gets out of the way.

We're running a living experiment on the accelerating frontier of AI. What's breakthrough today is table stakes tomorrow. The infrastructure we build will be absorbed into whatever comes next — and that's the point. The lane is gone. The experiment continues.
